Privacy Policy
RentIntell is built around a core principle: tenants deserve anonymity. Your personal identity is never tied to the reviews you submit, and we don't sell your data to advertisers. This policy explains exactly what we collect and why.
1. Who We Are
RentIntell is a tenant intelligence platform operated by its creator, reachable at noonesmarket@gmail.com. We operate the website at rentintell.com and all associated pages, tools, and APIs.
"We," "us," and "our" refer to the RentIntell operator. "You" refers to any person who accesses or uses RentIntell.
2. What Data We Collect
2.1 Search Queries
When you search for a property or landlord, we receive your search query string. We do not log your IP address or associate search queries with a persistent user identity. Searches are anonymous by default.
2.2 Tenant Reviews
When you submit a review, we collect:
- Your ratings (overall, maintenance, communication, lease fairness)
- Your written review text
- The property you're reviewing
- A randomly generated anonymous token stored in your browser (to prevent duplicate spam — it carries no personal identity)
- A timestamp
We do not collect your name, email address, or any personally identifying information when you submit a review. Reviews are permanently anonymous. The random token cannot be used to identify you and is not shared with anyone.
2.3 Email Addresses (Landlord Watch)
If you subscribe to Landlord Watch alerts, we collect your email address. This is the only service on RentIntell where we collect personal contact information. We use this email exclusively to send you alert notifications about the landlords or properties you're watching. You can unsubscribe at any time via the link in any alert email.
2.4 Payment Information
If you purchase a premium report or subscription, payment is handled by Stripe. RentIntell never sees or stores your credit card number, billing address, or full payment details. We receive only:
- A Stripe session ID (to verify your payment was successful)
- A payment confirmation (yes/no)
Stripe's collection and use of your payment data is governed by Stripe's Privacy Policy.
2.5 Lease Analysis
When you use the Lease Red-Flag Analyzer:
- Your lease text is processed in memory on our server
- The raw text is never stored
- A cryptographic hash (SHA-256) of your lease text is stored so we can detect if the same lease is re-analyzed, to serve cached results
- A summary of flagged issues is stored for analytics (e.g., "3 flags found, types: late-fee, lockout, habitability")
The hash and summary cannot be used to reconstruct your lease. We never see, store, or share the full text of your lease.
2.6 Analytics (Anonymous)
We use Polsia Analytics to understand how visitors use the site. This collects:
- Pages visited
- A random visitor ID stored in your browser (not linked to any personal identity)
We do not use Google Analytics, Meta Pixel, or any other third-party advertising trackers.
2.7 Server Logs
Our web server (Render) generates standard server logs that may include IP addresses, request paths, and timestamps. These logs are used for debugging and security purposes and are retained for a limited period per Render's infrastructure policies.
3. How We Use Your Data

We do not use your data for advertising, do not build behavioral profiles, and do not sell or share your data with any third party for their own commercial purposes.
4. Data We Do NOT Collect
To be explicit:
- We do not require account registration or any login to use the core platform
- We do not track your identity across the internet
- We do not use social media tracking pixels (no Facebook Pixel, no Twitter Pixel)
- We do not build advertising profiles
- We do not sell data to landlords, property managers, tenant screening companies, or any third party
5. Third-Party Services
5.1 Stripe (Payments)
We use Stripe to process payments. When you purchase a report or subscription, Stripe handles all payment data under their own privacy policy. We recommend reviewing Stripe's Privacy Policy. Stripe is PCI DSS compliant.
5.2 Email Delivery
Alert emails for Landlord Watch subscribers are delivered via Postmark (through Polsia's email infrastructure). Your email address is used solely for transactional alert delivery. Postmark's privacy practices are described in their own policy. We do not use third-party email marketing services or send marketing emails.
5.3 Render (Hosting)
RentIntell runs on Render's cloud infrastructure. Server-level logs (including IPs) are retained by Render per their standard policies. See Render's Privacy Policy.
5.4 Public Government Data Sources
Property violation data is sourced from PortlandMaps BDS, City of Austin Open Data, and Denver Open Data — all public government databases. We access these sources programmatically with no authentication. No user data is transmitted to these sources when you search.
6. Cookies and Local Storage
RentIntell does not use third-party tracking cookies. We use browser localStorage (not cookies) for:
- Anonymous reviewer token — a random ID to prevent duplicate review submissions. Not linked to you personally.
- Premium access token — after payment, a short-lived token unlocks premium features for your session. Expires within 25 hours.
- Analytics visitor ID — a random ID used in anonymous analytics. Not linked to any identity.
None of these localStorage values contain personally identifying information. You can clear them at any time by clearing your browser's local storage or site data.
We use a single first-party session cookie for Stripe checkout flow completion. This cookie is set and controlled by Stripe and expires after the checkout session completes.
7. Data Retention
- Reviews — retained indefinitely; they are the core product
- Landlord Watch emails — retained until you unsubscribe. Unsubscribing removes your email from future mailings. Alert send logs may be retained for up to 90 days for debugging.
- Lease hashes + flag summaries — retained indefinitely for cache and analytics; cannot reconstruct your lease
- Payment records — retained as required for financial record-keeping (typically 7 years under Oregon law)
- Server logs — retained per Render's infrastructure policies (typically 30–90 days)
8. Your Rights
8.1 Data Deletion
You may request deletion of any personal data we hold about you. To request deletion:
- Email noonesmarket@gmail.com with the subject "Data Deletion Request"
- Include enough detail to identify the data (e.g., the email address you used for Landlord Watch, or the approximate date of a review you submitted)
- We will process your request within 30 days
Note: Because reviews are anonymous, we cannot identify which reviews belong to any individual unless you provide the anonymous token stored in your browser. If you'd like a review removed, include the property address and approximate submission date.
8.2 Opt-Out of Landlord Watch Emails
Every Landlord Watch alert email includes a one-click unsubscribe link. You can also unsubscribe by visiting /watch and managing your subscriptions. We honor unsubscribe requests immediately.
8.3 Oregon Residents
Oregon residents have additional rights under the Oregon Consumer Privacy Act (OCPA). You may request to know what personal data we hold about you, correct inaccurate data, or have your data deleted. Contact us at noonesmarket@gmail.com.
8.4 California Residents
If you are a California resident, you may have rights under the California Consumer Privacy Act (CCPA). Given the limited personal data we collect, most CCPA rights are satisfied by default. For requests, contact noonesmarket@gmail.com.
9. Data Security
We take reasonable technical precautions to protect your data:
- All data in transit is encrypted via HTTPS/TLS
- Database access is restricted to the application server; no public database access
- Payment data never touches our servers (handled entirely by Stripe)
- Lease text is processed in memory only and never written to disk
No security measure is 100% foolproof. In the event of a data breach affecting your personal information, we will notify you within 72 hours to the email address on record (if applicable).
10. Children's Privacy
RentIntell is not directed to individuals under 18 years of age. We do not knowingly collect personal information from minors. If you believe a minor has provided us personal data, contact us at noonesmarket@gmail.com and we will delete it promptly.
11. Changes to This Policy
We may update this Privacy Policy from time to time. When we do, we'll update the Effective Date at the top of the page. Continued use of RentIntell after an update constitutes acceptance of the revised policy.
For material changes affecting how we use your email address or other personal data, we'll notify Landlord Watch subscribers by email.
