Terms of Use
By accessing or using RentIntell, you agree to these Terms. If you don't agree, don't use the platform. These terms are legally binding. Read them.
1. Who Owns RentIntell
RentIntell is owned and operated by its creator, reachable at noonesmarket@gmail.com. The platform, including its name, the Landlord Risk Score methodology, all data compilations, all user interface designs, all original written content, and the underlying software, are the exclusive intellectual property of their creator. All rights are reserved.
"RentIntell" refers to the website located at rentintell.com and any services, pages, tools, or APIs provided through it.
2. Permitted Use
You may use RentIntell to:
- Search for information about residential rental properties in Portland, Austin, and Denver
- Read tenant reviews and housing code violation data
- Submit anonymous, honest reviews of your own rental experience
- Analyze lease agreements using the Lease Red-Flag Analyzer
- Subscribe to Landlord Watch alerts for properties you care about
All permitted use is personal and non-commercial. You may not use RentIntell on behalf of a third party without explicit written authorization.
3. Prohibited Conduct
The following are strictly prohibited and may result in permanent access termination and legal action:
3.1 Automated Access and Scraping
- Using bots, spiders, crawlers, scrapers, or any automated tool to access, extract, or copy data from RentIntell
- Making programmatic requests to any RentIntell API endpoint beyond what is expressly authorized in writing
- Systematically downloading or caching property records, landlord profiles, or score data
3.2 Data Redistribution and Commercial Exploitation
- Redistributing, republishing, or sharing RentIntell data compilations in any form, whether raw or processed
- Selling, licensing, or otherwise commercially exploiting any data obtained from RentIntell
- Building competing products or derivative works using RentIntell data, methodology, or content
- Incorporating RentIntell data into databases, research products, or applications — commercial or otherwise — without written permission
3.3 Platform Abuse
- Submitting false, misleading, or defamatory reviews
- Submitting reviews you did not personally experience (astroturfing, review bombing, fake reviews)
- Attempting to manipulate a landlord's score through coordinated review activity
- Impersonating any person or entity, including other tenants or property owners
- Attempting to reverse-engineer the Landlord Risk Score methodology
- Circumventing any access controls, paywalls, or rate limits
- Uploading malicious code, viruses, or destructive content
3.4 Unlawful Use
- Using RentIntell in any way that violates applicable local, state, federal, or international law
- Using tenant review data to discriminate against tenants in violation of fair housing laws
- Using the platform to harass, threaten, or stalk any individual
4. Intellectual Property
RentIntell and all of its original content are protected by copyright, trade secret, and other intellectual property laws. This includes:
- The Landlord Risk Score methodology — the algorithm, weighting, factor definitions, and score computation logic are proprietary and confidential
- Data compilations — while individual public records are not owned by RentIntell, the selection, arrangement, aggregation, and presentation of that data as a compilation is original work protected by copyright
- User interface design — all visual design, layout, component design, and interaction patterns are original work
- Original written content — blog posts, explanatory text, feature descriptions, and all other original text are copyrighted
The "RentIntell" name and any associated marks are the property of their creator and may not be used without written permission.
5. User-Submitted Content (Reviews)
When you submit a tenant review, you:
- Retain ownership of the content you wrote
- Grant RentIntell a perpetual, worldwide, royalty-free license to display, reproduce, distribute, and use that content on the platform and in related promotional materials
- Represent that the review is truthful and reflects your genuine personal experience as a tenant at the reviewed property
- Understand that reviews are anonymous and your identity will not be disclosed to the landlord or anyone else
RentIntell reserves the right to remove any review that appears false, defamatory, abusive, or in violation of these Terms. We do not remove reviews solely because a landlord disputes the rating.
You are solely responsible for the accuracy of the reviews you submit. Submitting a knowingly false review may expose you to legal liability under applicable defamation law.
6. Lease Analysis Tool
The Lease Red-Flag Analyzer is an informational tool only. It is not a substitute for legal advice from a qualified attorney. RentIntell does not retain the full text of lease documents you submit. Only a cryptographic hash and a summary of detected flags are stored for analytics purposes.
State-specific legal rule sets (Oregon, Texas, Colorado) are provided as general guidance. Statutes and regulations change. Do not rely on the Lease Analyzer as a definitive legal opinion about your specific lease or jurisdiction.
7. Public Records and Data Accuracy
Property records, housing code violations, and ownership data displayed on RentIntell are sourced from public government databases including PortlandMaps ArcGIS, the City of Austin Open Data portal, and Denver Open Data. RentIntell presents this data in good faith but makes no warranty as to its completeness, accuracy, or timeliness.
Violation data may be out of date. Properties may have been sold, remediated, or transferred. Landlord scores reflect aggregated data at the time of last calculation and are not guarantees of a landlord's current conduct or property condition.
RentIntell is an informational platform, not a legal resource. Nothing on this site constitutes legal advice, and use of the site does not create an attorney-client relationship.
8. Paid Reports and Subscriptions
Certain features (full score breakdowns, premium data) require payment. Payments are processed by Stripe. All purchases are subject to Stripe's Terms of Service in addition to these Terms.
One-time reports unlock premium data for a single property for 25 hours. Monthly subscriptions provide unlimited premium access and are billed monthly until cancelled.
Refunds are handled on a case-by-case basis. Contact noonesmarket@gmail.com with refund requests within 7 days of purchase.
9. Disclaimer of Warranties
RentIntell is provided "as is" and "as available" without any warranty of any kind, express or implied. To the maximum extent permitted by law, RentIntell disclaims all implied warranties, including merchantability, fitness for a particular purpose, and non-infringement.
RentIntell does not warrant that the platform will be uninterrupted, error-free, or that information displayed is accurate or current. Your use of the platform is at your sole risk.
10. Limitation of Liability
To the maximum extent permitted by applicable law, RentIntell and its creator shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the platform, including but not limited to lost profits, data loss, or damage to reputation.
In no event shall RentIntell's total liability to you for all claims exceed the amount you paid to RentIntell in the six months preceding the claim.
11. Indemnification
You agree to indemnify, defend, and hold harmless RentIntell and its creator from and against any claims, liabilities, damages, losses, and expenses (including reasonable legal fees) arising from your use of the platform, your violation of these Terms, or your submission of false or defamatory content.
12. Third-Party Links and Services
RentIntell may link to third-party websites or services (government databases, public records sources). These links are provided for convenience. RentIntell is not responsible for the content, accuracy, or privacy practices of third-party sites.
13. Governing Law and Dispute Resolution
These Terms are governed by and construed in accordance with the laws of the State of Oregon, without regard to conflict-of-law principles. Any dispute arising from or relating to these Terms or your use of RentIntell shall be resolved exclusively in the state or federal courts located in Oregon.
You waive any right to a jury trial in any proceeding arising from these Terms to the extent permitted by law.
14. Changes to These Terms
We may update these Terms at any time. When we do, we'll update the Effective Date at the top of this page. Continued use of RentIntell after any changes constitutes acceptance of the updated Terms.
For material changes, we'll make reasonable efforts to notify registered users. For minor changes, the updated date is your notice.
